- Pro-active Advertising of your property several months before the lease ends will help minimise void periods and maximise your rental income
- Photo Inventory will make sure your property is kept the way you left it
- Monthly Status Report will make sure you get no surprises on your statement, as all conversations and costs will be highlighted
- Property Health Check Report every six months will highlight what needs attention ‘now’, ‘within 6 months’, and ‘nice to do’
- Tenant Call-back Service within 24 hours will make sure your tenants requirements are addressed quickly and efficiently
AT THE START...
At the start we:
- Advise you on your expected rent
- Advertise your property to find the right tenants
- Show your property to potential tenants
- Interview, credit check and agree tenants
- Arrange for all the legal documents signed
- Collect 1 months deposit
- Inform utility companies of new tenants and meter readings
- Welcome tenants in to your property and show them how things work
During the tenancy we:
- Collect rent on a monthly basis
- Transfer rent to Landlords
- Send or email monthly Statements
- Obtain agreement for all maintenance and repairs – by phone, email or text
- Ensure all maintenance work is carried out to a high standard
- Organise legally required safety checks
At the end we:
- Arrange for any notices to leave
- Negotiate new lease agreements
- Return tenants deposit less any cleaning, maintenance or inventory costs
- Make sure your property is in the same condition at the end of the tenancy as it was at the start
